Forsyth County has spent twenty years as one of the fastest-growing counties in the state, and the subdivisions built along GA-400, Highway 20, and the Lake Lanier shoreline show it. Most of them were built with an amenity center: a pool, a clubhouse, tennis or pickleball courts, and a playground. Many run a summer swim team in the Forsyth leagues. A lot of those pools are now fifteen to twenty-five years old, which puts the original pumps, filters, and plaster at or past the end of their first life.
That is the account we know best: a 100- to 400-home HOA with a 25,000- to 60,000-gallon pool, a kiddie pool or splash pad, a volunteer board, and a management company. Newer communities near Halcyon and along Highway 9 have automation-ready equipment pads; older ones off Bethelview and Castleberry often need the electrical and plumbing brought up to date before a controller goes in. We have done both.
What the season looks like here
Cumming pools open on or just before Memorial Day and close after Labor Day, with a growing number of communities keeping the pool open into October or year-round. The two local complications are pollen and swim team. Yellow pine pollen in April loads a filter fast, so a pool that sat covered all winter needs its filter serviced before the water is balanced. Swim-team practice starts in early June and runs every weekday morning; the water has to be right at 6 am, and a Saturday meet can put more swimmers in the pool in three hours than a normal week does.
Inspections in Forsyth County
Forsyth County Environmental Health inspects seasonal pools at least once a season and year-round pools twice a year, under Georgia DPH Chapter 511-3-5. The inspector will test the water on the spot, check the daily log, ask for the trained-operator certificate, and walk the safety equipment. Because we are based here, a Forsyth inspection question gets answered by someone who can be at the pool the same afternoon.
